Real Estate Owners' Regular Responsibilities
The responsibilities start from the day of purchase of the Real Estate.
1- Declaration of Purchase to the Municipality
First you should declare to the municipality that you purchased a Real Estate, if you do not declare it in three months, municipality gives penalty. After that you should pay you municipality tax on regular basis every year on May and November in two installments.
2- Subscriptions ( Electricity, Gas, Water, Internet etc)
There are different administrations for utility bills. You or the one who you can give Power of Attorney should go and make subscriptions by going to administrations one by one. After that you should pay them regularly because if you do not pay 2 months in a row other than late payment fee they will charge opening-closing fee which is not ignorable amount of money.
3- Registry to Site Management ( Maintenance Fees)
You should fill out forms and give official documents showing that you are the new owner. The residents ( Family members ) information, your car plate number and so on. Now you are able to go to your property. Every month you will be getting invoices from site management including fixed payments and other extra fees, it is important to view carefully those statements because if there is any additional fees by mistake you should inform the site management to avoid losing money.
4- Regular Inspections
Someone should look out the property at least once a month to make sure everything is in good condition. If this person is not going to be you, someone should do it for you and in case if any emergency happens that person should be able to organize repairs to put everything in order.
5- Postal box checks
Mails are the only way of reaching you for the governmental institutions and those mails more likely to be important and should be taken care immediately. If you are not able to pass by your property to check the postal box that too should be taken care by someone who you can trust.
