Evaluating the rent value; Flatix makes market study to be able to define true rent value for the flats
- Finding a tenant; Flatix is subscriber of the biggest three Real Estate advertisement websites which are Sahibinden.com , Hurriyet.com and milliyet.com. The advertisement should be placed correctly and the calls from potential tenants should be answered right away. Showing the property to potential tenants with appointments is also important part of the work.
- Signing a contract; Our Rental contracts prepared by our lawyer and each contract is signed is checked by our lawyer. That means in case of lack of payment by the tenant you are protected by law since you make the contract right.
- Paying the property tax ; Property taxes are paid to municipality on 5th and 11th of the month each year. Our staff goes to the municipalities and makes sure there is no debt left and gets receipt for payments.
- Paying the income tax; Income taxes are calculated for every passing year and public accountants are making calculation and filling the declaration form for 500 TL for each property since Flatix has its own certified public accountant we do these operations in our organization.
- Collecting the rent; There is special series of events when Flatix collects the Rent, which if the tenant makes delay we send e-mail and SMS, if the delay exceeds 10 days Flatix lawyer sends warning to the tenant through the public notary.
- Take legal action on the landlord’s behalf, (in the rare event that this is necessary); If the tenants does not pay the rent regularly or no payment at all our company lawyer opens a file against the tenant without any consultation fee. In the market there is no lawyer do this without a fee.
- Stand as the main point of contact for the tenant ; As usual, in all kinds of Real estates there are many kinds of problems happen and the tenant calls the owner, Flatix as a Property Management Company receives these calls and helps the tenants overcome the problems. Such as; water leakage, electronic devices etc.
